Creating an outdoor living space for your home can change everything.

Not only does it give you another room to enjoy with your family and friends, but it can change the entire look and feel of your home too.

For a lot of clients, adding a livable outdoor space means the difference between liking your home and absolutely loving it.

Recently, the Baden Contracting team worked with a client in Bristow, VA who wanted to create an outdoor space without incurring the cost of redoing the entire deck. After getting to know the client’s needs and seeing the home, our team realized that a screened-in porch might just be the answer.

In order to get the designs done just right, we brought in an architect who was able to design a custom 16 x 20 foot screened-in porch for our client.

The final design featured a tongue and groove ceiling, full composite finishes, as well as a new 8-foot sliding door.

For comfort and convenience, we added outside power so that fans could make this porch a much-needed refuge in the heat of the summer. Adding outdoor power also gave our client the option to add pendant lights over the dining table and even install a TV – which fit right on top of the existing deck!

To frame the roof for the screened-in porch, we installed new piers and support beams, as well as closed in the upper picture window.

The biggest issue we came across during this project though was relocating the existing outside gas chimney exhaust pipe.

Knowing that the client wouldn’t like having the pipe inside the screened-in porch, we managed to relocate it entirely, ensuring that the final aesthetic of the project was everything the client hoped for.
