As most Northern Virginia residents know, this region experiences four beautiful seasons.  Not every area boasts snowy winters, colorful springs, hot summers and falls with the most spectacular foliage.  It is one of the reasons why sunrooms are a perfect choice living in our area.

There are three choices when it comes to adding a sunroom to your home: screened-in porch, three-season room and four-season room. These rooms add value to your home and increase your livable square footage.

Screened-in porch

Screened in porches are a great option if you love to be outside, but want to avoid insects, birds or other outdoor elements.  They can be used most seasons, provided you don’t require an additional heating or cooling source, as they are not plumbed for heating or cooling. Ceiling fans are a must to keep the air flowing, and if you plan on using in the cooler months, there are safe, portable heating options. Adding a screened-in porch is the least costly of the three options.  

Three-season room

Encased in windows, not screens, three-season rooms let plenty of sunlight in, views of your yard, provide comfort and add value to your home.  A three-season room is designed for use during spring through fall, and traditionally is not heated.  It does offer more protection from the elements than a screen-in porch, however, without heating and cooling, it is usually closed off from the rest of the house and accessible by a separate door.  

Four-season room

These rooms offer everything the screened-in porch and three-season rooms do with stunning views and sunlight, but has insulated glass, is plumbed for heating and cooling, therefore is usable for the entire year. Four-season rooms can be used for any purpose, such as a play room, eating area, gym, or another family room.

Regardless of which option you choose, it is important to keep the architectural elements consistent. This means roofing pitch and materials and exterior materials and trim. The interior is where we can have a lot of fun.  I’ve worked on sunrooms where the clients requested stack stone walls with wiring to mount a large-screen tv to watch football games; four-season rooms that have been used for an in home-gym, and my favorite was four-season tiki-bar room, complete with bar and margarita machine.
